The rental income is likely to be around £575 per month but potentially £600 and the asking price is £115k producing a gross yield of at least 6%. Even if you deduct the service charge you will still achieve over 5%, which in my opinion is pretty good - especially if you take into account these will let really easily and you are unlikely to have void periods.
