I saw this flat on Trinity Street in the Lime Tree Grove development the other day and saw a great opportunity to either add to your portfolio or start one. This is a modern 2 bed flat on the market for £110k and renting for £475 per month. This gives a gross yield of just over 5% - now on the face of it this may not sound that good, however I think there is serious potential to increase your yield on this one.
Firstly, with experience I think the asking price is on the high side and secondly, the rent being achieved is on the low side. We have rented these flats out in the past for between £495 - £550 for 2 beds and this would give you a potential gross yield of upto 6% at the asking price. You would not get void periods here either as they are always in demand - a good buy in my opinion!
